  • Startup: $1,000 (typically $1,500)
    • Includes coordinating everything needed to get the home ready to rent:
    • Coordination of any needed supplies for the home (sheets, towels, kitchen supplies, etc.) Note: cost of supplies is the owner’s responsibility
    • Setup sales tax license & reporting
    • Implementation of automated communication, reporting system, calendars and rental performance dashboard
    • Develop and publish house manual and rules
    • Custom website for the property similar to: The Ranch House
    • Creation of rental profiles on two major sites (AirBnb and VRBO)
    • Remotely managed door lock
    • Professional photography
    • Initial Cleaning
    • Basic staging

  • On-going Service Fee: 20-25% of Rent
    • Includes everything needed to promote the home and coordinate with renters, including:
    • Rental promotion
    • Renter communication
    • Local emergency/maintenance 
    • Rental cleaning/turnover
    • Sales tax reporting for easy payment through MyLodgeTax*
    • Online access to the full catalog of future rentals and rental history
